Bridging loans
We are actual lenders, not brokers of short term bridging loans and finance which can be used for any purpose not just to stop repossession. We do not initiate credit checks. All finance is secured against a property. Typical lending rates vary between one and three and half percent, depending on loan amount and duration. Your property is at risk if you do not keep up with repayments. Minimum loan amount is twenty seven thousand pounds. Maximum is three
million. There are no set up
fees, and once accepted funds are transferred within three working days.
Sell and rent back
When we buy a UK property we tend to fill it with a tenant on a short term rental contract. This is why we always offer the seller first option on renting the property back. The rental agreement is a standard landlord/tenant agreement, initially set up for three months. The lease holder is responsible for all incoming such as utilities and council tax. One month deposit is required, which is returned on vacating the premises within the rental agreement
terms. One months rent is payable
in advance. Once the initial lease has expired a new agreement can be entered into.
Quick house sale
We are the actual buyers of the property. We buy any property in any condition as long as you are the property owner or mortgage payer and if the offer we make you can cover any outstanding mortgage or remortgage or other finances secured on it. We cover the costs of a new valuation, a new survey and all legal costs involved in the completion. Because we are covering the costs of the quick sale, we take this into account when making you your trade offer.
We also include the fact that
you have no estate agent fees to pay; although you need to check with agents that you already have the house up for sale with that you are not incurring any fees from them.
